In our recent Ask Me Anything session, we had the pleasure of hosting Chiko Abengowe, the founder of Perfect Office Solutions. Chiko shared his inspiring entrepreneurial journey and the strategies he’s used to build a thriving network of affordable, flexible office spaces for entrepreneurs across the DC metro area.
Chiko’s story began with a $1,000 in his pocket and a vision to provide professional, flexible office solutions for small business owners. After facing challenges in finding the right space for his own startup, Chiko recognized a gap in the market and decided to create the solution himself. He started by managing a coworking space for a landlord, quickly filling the vacant offices and proving the demand for this type of offering.
One of the key insights Chiko shared was the importance of marketing and operational efficiency. He emphasized the need to be “different and exciting” in your approach, using tactics like yard signs, social media, and partnerships with influencers to attract tenants. Chiko also discussed the operational efficiencies he implemented, such as moving to online payment systems and negotiating favorable lease terms with landlords.
Another standout aspect of Chico’s model is the diverse ecosystem of entrepreneurs he’s cultivated within his spaces. From doctors and lawyers to hair stylists and tech companies, Perfect Office Solutions caters to a wide range of small business owners, creating a unique community and cross-referral opportunities.
Chiko also shared his focus on metrics, closely tracking the number of rented offices and collected rent, rather than just occupancy rates. This data-driven approach, combined with an incentive-based bonus structure for his team, has been instrumental in driving growth and retention.
As Chiko looks to the future, he’s excited to continue expanding Perfect Office Solutions and providing affordable, flexible office spaces that empower entrepreneurs to thrive. His passion for supporting small businesses and creating a welcoming, family-friendly environment is truly inspiring.
